PART 4 | Real estate market in 2026
A practical October 2026 asking-price snapshot
These figures describe advertised properties, not completed sales, and should not be interpreted as appraisals or official neighbourhood benchmark prices. Search feeds update continually and may use slightly different boundaries or property-type filters.

Suggested property search bands
Use these bands to browse listings, not as predictions of market value. For Deep Cove detached homes, the most practical search bands are $1.5M–$2M, $2M–$2.5M, $2.5M–$3M, $3M–$4M, and $4M+. For attached housing, establish a separate lower-priced search rather than mixing those listings with detached homes. Indian Arm and the smaller Woodlands–Sunshine–Cascade market should always include custom alerts.
How to interpret price properly
- Compare sold listings, not only asking prices, and adjust for condition and concessions.
- Separate road-access detached homes from boat-access cabins and recreational sites.
- Check whether shoreline improvements and secondary structures are authorized.
- Review renovation permits, title, easements and rights-of-way.
- Consider insurance, drainage, sitework, retaining structures and marine infrastructure when evaluating total ownership cost.
MARKET NOTE A two-property submarket can show dramatic month-to-month shifts that mostly reflect which homes happen to be listed. Do not rely on the quoted median as a valuation tool.
